Maitland, a regional city on the move

The historic city of Maitland is rapidly attracting new residents, but it’s the fast-growing infrastructure that’s fuelling interest from property investors.

Maitland is a charming and historic city in the Hunter region of New South Wales. Strategically placed 40 minutes northwest of Newcastle and less than 2 hours north of Australia’s largest city, Sydney.

Renowned for its rich heritage and picturesque setting along the Hunter River, the region’s major economic drivers are the mines of the Upper Hunter, the award-winning wineries of the Hunter Valley and the metropolitan city of Newcastle.

Affordable housing, employment opportunities and enhancements to infrastructure lead the way in the city’s thriving expansion.

With an additional 50,900 residents expected to call it home over the next two decades.  (The current population of 93,600 is projected to grow to 144,500 by 2041).

The median house for Maitland is $697,000, compared with Greater Sydney at $1,396,000 providing an attractive opportunity for families relocating, and those looking to rent.

Established health and education sectors

The new $470 million Maitland Hospital is at the forefront of the city’s growth. Recently completed, and fully operational the facility accommodates an additional 1,000 full-time employees.

First class education facilities with the University of Newcastle which has campuses across the Hunter. The region offers a wide selection of high-quality education from early learning, to primary and secondary schooling.

Road and rail networks accommodate long-term development

Government-funded upgrades have significantly improved the safety and flow of traffic on the New England Highway to Maitland. The city also benefits from an extensive rail network. Nine operational railway stations make travel easy to parts of the lower Hunter, Newcastle, the Central Coast and Sydney.

Then, there’s the Hunter Expressway, a dual carriageway freeway that connects Newcastle and the Lower Hunter. It was specifically designed to accommodate long-term growth in the region across the coming decades. Since its opening in 2014, it’s greatly improved travel times for motorists, while reducing the use of the New England Highway through Maitland.

The $450m Newcastle Inner City Bypass is under construction and will improve commute times in and around the region.

The Newcastle Airport is located 30 minutes from Maitland and provides regular domestic flights to major Australian markets.

Excellent liveability factors attract both residents and tourists

Maitland’s history crosses over 200 years with historic colonial buildings adding to its aesthetic appeal, along with street murals and art galleries. The local food scene includes inviting cafes set along the river, fresh local produce and good home-style bakeries. Of course, some of the best wineries in the world are located on your doorstep. Throughout the year, the city hosts a range of festivals, concerts, workshops and exhibitions.

With jobs growth, strong investment in infrastructure and enviable lifestyle opportunities, a more appropriate question might be, “why wouldn’t you invest in Maitland?”
