There’s an undeniable buzz surrounding Googong that’s set to grow along with the town. Just 20 kilometres from the Canberra CBD, it rests on the picturesque backdrop of the Molonglo Ranges in New South Wales. The area’s first neighbourhood, Googong North, has already attracted thousands of residents with playgrounds, dog parks, tennis courts, shops, the Anglican School Googong and recreational facilities at Club Googong.
However, this is just the beginning.
The masterplan for the township is well underway and includes five connected neighbourhoods set to host around 18,000 people in 6,500 homes over the next 15 years. Work on the second neighbourhood, Googong Central, began in 2018 with infrastructure to support the growing region and 1,800 homes for 4,500 residents. Googong North is already home to more than 2,300 people.
Dubbed as a community with something for everyone, affordable housing in the township is extending from blocks of land to large family homes, terraces and apartments. According to Residex (accessed in June 2020) the predicted capital growth is 10% per annum for the next five years, which is well above the Sydney metro.
Infrastructure and job opportunities go hand in hand and both are booming, now and into the future. The next big expansion is a $143 million town centre and shopping precinct in the new neighbourhood of Googong Central. It will encompass two major supermarkets, a community centre, a library, a fire station, shops, cafes, a man-made lake with a boardwalk and much more. The Manuka-sized precinct is predicted to generate $185 million each year and hundreds of jobs, including 600 flow-on jobs in the nearby Queanbeyan. Currently Googong North Village Shopping Centre is open since 2018 and home to an IGA supermarket. Major supermarkets are anticipated to open in 2024-25 with most of Googong’s five neighbourhoods eventually having a local shopping centre.
Roads and commuting won’t be a problem for current and future residents, with improvements underway. The Queanbeyan-Palerang Regional Council is predicted to complete work on an Ellerton Drive Extension by mid-2020. Furthermore, a $31 million duplication of Old Cooma Road to the entrance of Googong is in progress.

Currently, the Anglican School Googong caters for Early Learning through to early high school, though it’s set to expand to Year 12. The NSW Government has approved plans for a public primary school adjacent to the Googong North Village Centre and a secondary school in Googong Central. Families are well served by ‘Club Googong’ (including lap pool and gym), Beltana Park and Rockley Oval sportsgrounds.
Googong was awarded the Green Building Council of Australia’s first 5-Star Green Star - Communities rating and is fast building a reputation as an eco-friendly community. An integrated water cycle management system reduces potable water use by about 60% and allows the recycling of over half of the town’s waste water. Plus, every home has been built to exceed the required sustainability standards.
The sustainable lifestyle perks stretch further still, with 23% of the town dedicated to open space, including a chain of ponds and over 15 kilometres of bush trails, walking and bike paths. There’s an established community garden in Googong North, with more on the way for residents to lease a plot and grow their own food.
With booming infrastructure, jobs growth, lifestyle perks and excellent capital growth potential, it’s little wonder that Googong has firmly captured the attention of property investors.
